The NFIP, or National Flood Insurance Program, is the federal program run by FEMA that makes flood insurance available in participating communities. Standard homeowners policies exclude flood, so NFIP policies, or private flood policies, fill that gap. NFIP policies generally have a 30-day waiting period before coverage starts.
Flood is one of the most underinsured risks in personal lines because many owners outside high-risk zones assume they are not exposed. NFIP building and contents coverage carry federal maximum limits, and higher-value homes may need excess or private flood coverage above them.
The waiting period means flood conversations should happen well before storm season or a closing date. A flood insurance calculator is built and awaiting release; until then, agencies can reference FEMA's FloodSmart (opens in a new tab) resources when educating prospects.
